Well-known New York real estate agent cuts ribbon for new Staten Island agency
STATEN ISLAND, NY – A dream comes true for James Prendamano with the official opening of PreReal, Prendamano Real Estate.
“The whole idea behind this firm was to take the best elements of a traditional local brokerage firm and fuse them with all of the state-of-the-art tools that we have in the digital toolbox,” said Prendamano, who details the genesis of his newly formed company describes. which originally debuted at Bulls Head last April before settling into its new permanent headquarters in Tottenville this week. “The response was better than I could have ever dreamed of.”

Located on a busy stretch of Amboy Road in a stunning Queen Anne style colonial home, the office features an open layout, plenty of breakout areas and a podcast studio where Prendamano produces his weekly PreReal Podcast.
“We started the podcast during quarantine to stay connected,” Prendamano said. “It covers a range of topics from investment strategies to surviving with real estate in these inflationary times. It was challenging at first and got me out of my comfort zone, but this podcast has changed me.”

According to Prendamano, the weekly show has built an audience in over 60 countries, and his team is now approaching 20,000 downloads/plays.
“It was an amazing way to learn, socialize and share my knowledge with the masses,” said the agent.
For Prendamano, who basically “grew up in the business,” this new real estate venture has basically come full circle.

“I’ve been in real estate since I was knee-high to a grasshopper. For as long as I can remember I literally have memories of going to appointments and late nights in the office with Mom,” he told Advance/SILive in April, referring to his mother, who owns Casandra Properties in St. George . where he started his real estate career.
But Prendamano decided to shift his focus in recent years after identifying many changing trends in the industry.
“Things have changed rapidly in recent years,” he said. “Millennials are the largest buyer segment today and they consume everything digitally.”
To accommodate this modernization, Prendamano divided his team into two distinct departments: Marketing and Digital.

“Today, you also have to be a digital guru and marketer,” Prendamano said. “We have a full-fledged marketing department, currently made up of five team members. Each of them is an expert in their respective craft. Their job is to get as many eyes as possible on the property at the right time and focus on the right audience.”
In a rapidly changing digital world, Prendamano says it’s important to have team members dedicated to this aspect of the business.
“The digital world is changing so fast that we believe you need dedicated experts who are constantly up to date with the latest algorithms, available tools and general data analysis,” he said. “This allows our agents to focus on generating new deals and negotiating. Real estate will be the biggest sale and/or purchase of most people’s lives. As professionals, we owe it to our customers to deliver the absolute best. This model enables us to do just that.”
The commercial side of Prendamano’s agency specializes in acquisitions, sales and leasing, while the housing department focuses on seller representation, buyer representation and the sale of investments. On the advisory side, his team serves a wide range of clients, from institutional to local businesses.

“This has been an amazing year,” concluded Prendamano, acknowledging his wife Lauren as his “strength” and praising his staff for their hard work and dedication. “It’s an extremely exciting time to be working in the real estate industry and I can’t wait to see what the future holds for PreReal.”
